Transforming Courtland Woodlands in Marietta: A Unique Exterior Paint Project

We’re excited to kick off a transformative exterior paint project at Courtland Woodlands (formerly Gardens at East Cobb), a beautiful multifamily community located in Marietta, Georgia. This extensive renovation spans 57 buildings, covering a total of 484 units, and sits on a large and picturesque property that’s about to get a major aesthetic upgrade.

Scope of the Project

At Sloan Painting & Designs, Inc., our mission is to deliver long-lasting, high-quality exterior transformations. The scope of this project is extensive and includes:

  • Full exterior painting of all 57 buildings, including common areas, garages, mail stations, the clubhouse, fitness center, and amenities.
  • Power washing of all surfaces including concrete, stairs, breezeways, patios, and balconies.
  • Trim, fascia, and deck board repairs, including 850 linear feet of fascia replacement and 1,100 linear feet of deck board repairs.
  • Vinyl siding repairs and replacements, totaling over 2,500 linear feet.
  • Gutter and downspout replacement with over 17,000 linear feet of 6” K-style gutters and 4” round downspouts.
  • Extensive sealing and waterproofing around MEP penetrations and dissimilar materials for all buildings.
  • Limewash finish on the stone facades for an elevated, natural aesthetic.
  • Additional carpentry, shutter, door, and window repairs across the property.

A Two-Tone Color Scheme: A Unique Visual Advantage

One of the most distinctive features of this project is the use of two different exterior color palettes. While most multifamily communities stick to one uniform color scheme across all buildings, Courtland Woodlands is breaking the mold by alternating between two complementary palettes—a warm beige tone and a calming green hue.

This design choice creates visual variety throughout the property, adding dimension and uniqueness to the community’s streetscape. For property managers, this approach not only improves curb appeal but also makes the property more memorable for prospective renters. It’s a subtle but impactful way to elevate the brand of the community without drastic structural changes.

Limewash on Stone Facades

Another standout feature of this project is the use of limewash on the stone facades of the buildings. Limewash is a breathable, natural mineral-based finish that offers several benefits over traditional paint:

  • Superior durability and weather resistance
  • Mildew and bacteria-resistant, making it perfect for the humid Georgia climate
  • Matte, chalky aesthetic that beautifully ages over time
  • Eco-friendly, with low to no VOCs

Unlike paint, limewash penetrates the surface, creating a bond that doesn’t chip or peel. It also allows the underlying texture of the stone to shine through—adding charm and a timeless look that enhances the property’s natural materials.
