We have wrapped another gorgeous property in the Vinings area, Bell Vinings!
We are so lucky to be able to travel all over the country to beautify buildings in all types of neighborhoods, but there is something special about being able to do what we do best on our home turf in Atlanta, GA.
Bell Vinings sets the standard for style and luxury living in the Vinings neighborhood of Atlanta, Georgia. These apartment homes have the look and feel of an upscale condominium, but without the long term commitment. With 302 Units and 5 stories, this property sits beautifully amongst the tall and mature trees surrounding the area. Just minutes from Cumberland Mall, Costco and multiple local restaurants this is an ideal spot to live for anyone at any stage of life. Our scope for this project was pretty straight forward:

From the naked eye, this project seemed pretty to the point. However, something we found out upon beginning the project was the stucco was never painted. How was this missed? actually, very easily. Sometimes when buildings such as this are fabricated, they apply what is called a stucco coat. Stucco is a cement-based siding that adds a textured finish to a wall. It is made from a mixture of cement, sand, water and lime. It can come in a variety of colors and textures which can give the indication that the building was painted. As a result, we had to do a full prime coat and paint. This added a little to our timeline, but was not an unfixable issue. The biggest hurdle we had with this project was access. There are trees and embankments surrounding the backside of the property, as well as the courtyard surrounds a pool. When bidding on the property, we were sure to discuss and figure out the best way to access these areas. We used three different approaches: a boom lift, and reechcraft powerlift, and the classic ladder. All of these allowed for us to get into the nooks and crannys of this property and get the job done. As a whole, our additional scope became:

Of course, with any changes to scope, it can affect the overall project time. With rain delays and holidays during this season , that can also extend the anticipated timeline. We had originally estimated 100 working days (not including weekends or holidays) for this project start to finish and we finished at 130. There were 20 days in which weather affected our work + additional holidays due to the season we are in. All in all, we’re so proud of our team and the hard work they put in on this project. We proved that when we work together, we can make amazing things happen. We’re excited for the residents at Bell Vinings to be able to improve their updated space, and with the new paint the buildings are better protected from weather and future environmental applications.
